Leslieville Is Still Hot

Has Leslieville Peaked?

Leslieville has been the hot buy-into neighbourhood in East Toronto for over eight years. Those who bought in early have generated substantial equity. The younger families all repeat the same mantra; “we are never going to leave”. Between the boutique shops, restaurants, cafes and pubs on Queen Street, the schools and the access to the downtown it really has been the shining jewel in Toronto’s neighbourhood crown since gentrification began in around 2002. Other areas though are starting to shine their own light. The Junction and Bloor West Village come to mind. Does this mean that Leslieville is still hot? Let’s see.

Where is Leslieville?

Lesville is bounded by the railroad tracks to the north which cut across on a diagonal running south west to the Don cutting across Jones Avenue, Lakeshore Boulevard to the south and Coxwell Avenue to the east. Increasingly the industrial buildings which dominate the area south of Queen are being re-purposed and refitted as condominiums. Even Little India is officially in Leslieville. Those who know that end of the town know full well that big changes are underway on the Gerrard St. commercial strip and the end result could rival that of Queen Street. Essentially there is more the Leslieville than the commonly perceived trinity of Brooklyn, Bertmount and Coady.

How Do I Get In To Leslieville?

Despite record prices being posted by single family home sales year after year there is still value to be found in the ‘hood. There are some new condominium developments offering excellent per square foot prices. A number of the townhouse infills and rebuilds are very desirable and judging by the activity at Dundas and Carlaw there is no let up on major investment around that intersection. There has been a solid culture of hard loft, work-live and industrial space living in Leslieville for a couple of decades at least since the film industry took a hold in the area so these types of developments are not only a fit, they’re a welcome fit. In our estimation Dundas/Jones is typical of a pocket where value can be found . While the Starbucks may have closed the momentum has not been lost. The St. Leslieville development on Jones (the old church) is introducing units in excess of $1,000,000. It is inevitable that the hardscrabble frontages in the area are going to turn. Our brokerage, Remax Hallmark, has seen a large amount of sales in the area in the last year alone. So, the inventory is there in both older and newer buys.
